Roof Replacement in Milledgeville, GA

Residential Concerns has done roof replacement in Milledgeville since Mark Hobby founded the company here in 1994. Full tear-off in architectural shingle or standing seam metal, one to two days on most homes, and a firm number in writing before anything starts.

What a new roof includes

Tear-off to final walkthrough.

Full residential roof replacement on homes across Milledgeville, Baldwin County and the Lake Country.

Architectural shingle

Full tear-off and replacement in architectural shingle, with ridge vent set as the new roof goes on. Shingle roofing →

Standing seam metal

Metal roofing is what we do best. Standing seam and R-panel, including metal porch roofs flashed into a shingle main roof. More on metal roofs →

Cedar shake

We install cedar shake roofs too, for the homes that were built with them.

Decking checked first

We look at the decking before the new roof goes on. Rotten boards are cut out and replaced, and you agree to it before it is added.

Flashing done right

Chimneys, skylights, walls and vents get new flashing, because most leaks start where the roof meets something.

A clean site

Clean site at the end of every day. Debris hauled, landscaping protected, and a magnet sweep for nails before we leave.

Only a leak or a few bad shingles? See roof repair. Hail or wind damage? See storm damage and insurance help. A new roof also needs somewhere for the water to go, so we check the gutters too.

Why us

One price, in writing, and no surprises.

  • A firm number in writing, with line items, not a number scribbled on a business card.
  • The number on your estimate is the number you pay. If we find something once the roof is open, work stops and we call you.
  • One to two days on the roof for most homes, and you get a date, not a vague window.
  • Licensed and insured, and happy to show you the paperwork.
  • Local since 1994. If something is wrong two years from now, you call the same number and the same people answer.

How a replacement works

Three steps, and you know the price before anything starts.

Step 1

You call, we come look

Usually within a day or two. We get on the roof, take photos, and check the attic and the drainage while we are there.

Step 2

You get a straight answer

What is actually wrong, what it will cost, and what happens if you leave it a year. In writing. If insurance should be covering it, we will say so and help you file.

Step 3

We do the work and clean up

Materials delivered, crew on site, site swept, and a final walkthrough with you before we call it done.

Roof replacement questions

Straight answers.

How do I know if I need a new roof or just a repair?

You usually cannot tell from the ground. Missing shingles, granules in the gutters, a ceiling stain and daylight in the attic all point at different things, and some are a morning's work rather than a new roof. Not every roof quoted for replacement needs one. We photograph what we find and show you, and if a repair will fix it we say so, even though a replacement pays us more.

What does a new roof cost around here?

It depends on things we can only see up close: the size and pitch of the roof, how many layers are already on it, whether the decking underneath is sound, and whether you want architectural shingle or standing seam metal. Anyone who gives you a number over the phone without looking is guessing. We look first, then you get a firm number in writing. The inspection is free either way.

How long does a roof replacement take?

Most residential replacements are one to two days on the roof, weather depending. We give you a date rather than a vague window, and if weather moves it you hear from us.

What if you find damage once the roof is opened up?

Rotten decking is the usual one, and there is no way to know it is there until the old roof comes off. The number on your estimate is the number you pay. If we find something we could not see from the outside, work stops and we call you. Nothing is added to your bill without you agreeing to it first.

What happens to my yard during a roof replacement?

A tear-off drops a lot of nails, so we sweep before we leave. Every driveway, walkway and yard gets a magnet pass before we pull off your property. If you find a nail we missed in the first thirty days, call us and we will come back out that week and go over it again.

Will my insurance cover a roof replacement?

If the damage came from wind or hail, often yes. Age and ordinary wear, usually not. Claims have deadlines, and damage you cannot see from the ground gets worse every time it rains. We walk the roof, document what we find with photographs so you have what you need to file, and deal with the adjuster for you.
