Hail or wind came through? Do not wait on it. Insurance claims have deadlines, and damage you cannot see from the ground gets worse every time it rains. We will get on the roof, document what is there, and tell you honestly whether you have a claim.

What we do

Everything above the walls, and a good bit below them.

We are a full residential exterior contractor, which means one crew, one number to call, and nobody pointing fingers at somebody else's work.

Roof Replacement

Full tear-off and replacement in architectural shingle or standing seam metal. Clean site at the end of every day, magnet swept for nails before we leave.

Roof Repair

Leaks, missing or lifted shingles, failed flashing, popped nails, rotten decking. Most repairs are a same-week job, not a three-week wait.

Storm & Hail Damage

Documented inspection with photos, an honest read on whether it is worth a claim, and we deal with the adjuster so you are not translating roofing terms on the phone.

Gutters & Drainage

Seamless gutters, guards, downspouts and proper runoff. Half the "roof leaks" we get called out to are water going somewhere it should not.

Siding, Soffit & Fascia

The trim that rots first and gets ignored longest. Replaced properly so the new roof has something solid to sit on.

Decks & Exterior Repair

Decks, porches, carpentry and the interior repairs that come after a leak. If the water got in, we fix the ceiling too.

Why Residential Concerns

You call. We answer. That is rarer than it should be.

Our crew brings more than forty years of combined roofing experience to every job, on everything from a single leak to a full custom home. We are not a storm-chaser that rolled into town after the last hail event and will be gone by spring. We work here, we live here, and if something is wrong two years from now you call the same number and the same people answer.

  • You get a written estimate, free. Line items, not a number scribbled on a business card.
  • We will tell you when you do not need a roof. Plenty of the calls we run end in a repair instead of a replacement, and we say so.
  • Licensed, insured, and happy to show you the paperwork. Ask. Anybody who hesitates is telling you something.
  • Your yard gets left the way we found it. Debris hauled, nails swept, landscaping protected.

How it goes

Three steps, and you know the price before anything starts.

Step 01

You call, we come look

Usually within a day or two, sooner if you have water coming in. We get on the roof, take photos, and check the attic and the drainage while we are there.

Step 02

You get a straight answer

What is actually wrong, what it will cost, and what happens if you leave it a year. In writing. If insurance should be covering it, we will say so and help you file.

Step 03

We do the work and clean up

Most residential roofs are a one to two day job. Materials delivered, crew on site, site swept, and a final walkthrough with you before we call it done.

Where we work

Milledgeville, the Lake Country, and everywhere in between.

If you are not sure whether you are in range, call and ask. We travel for the right job and we will tell you honestly if somebody closer would serve you better.

Straight answers

The questions we get asked most.

If yours is not here, call and ask. We would rather talk you out of work you do not need than sell you work you do.

How do I know if I need a new roof or just a repair?

You usually cannot tell from the ground, and that is the honest answer. Missing shingles, granules collecting in the gutters, a stain on a ceiling and daylight in the attic all point at different things, and some of them are a morning's work rather than a new roof.

Not every roof that gets quoted for replacement needs one. We get called out to plenty where a repair to the flashing or a valley solves it for a fraction of the price. We will get up there, photograph what we find, and show you. If a repair will do it, we will say so, even though a replacement pays us more.

What does a new roof cost around here?

It depends on things we can only see up close: the size and pitch of the roof, how many layers are already on it, whether the decking underneath is sound, and whether you want architectural shingle or standing seam metal.

Anyone who gives you a number over the phone without looking is guessing, and that guess usually goes up later. We look first, then you get a firm number in writing. The inspection is free either way.

Will my insurance cover it?

If the damage came from wind or hail, often yes. Age and ordinary wear, usually not.

The part people miss is that claims have deadlines, and damage you cannot see from the ground gets worse every time it rains. We will come out, walk the roof, and document what we find with photographs so you have what you need to file. Then we deal with the adjuster so you are not translating roofing terms over the phone.

What happens to my yard? I have kids and a dog.

This is the thing people ask about most, and fairly. A tear-off drops a lot of nails.

We sweep before we leave. Every driveway, walkway and yard gets a magnet pass before we pull off your property. If you find a nail we missed in the first thirty days, call us and we will come back out that week and go over it again.

What if you find something once the roof is open?

Sometimes we do. Rotten decking is the usual one, and there is no way to know it is there until the old roof comes off.

The number on your estimate is the number you pay. If we find something we could not see from the outside, work stops and we call you. Nothing gets added to your bill without you saying yes to it first. No surprises at the end.

How long does it take?

Most residential replacements are one to two days on the roof, weather depending. Repairs are usually same week rather than a three week wait, which is where a smaller local outfit beats a booked-out one.

We will give you a date rather than a vague window, and if weather moves it you will hear from us rather than wondering.

Are you licensed and insured?

Yes, licensed and insured. Our certificate of insurance is available on request, and you are welcome to ask for it. You should ask anyone who offers to work on your house.

We are also local. Our name is on the Georgia Secretary of State filing, and we are still here next year, which is more than the crews who show up in town after a storm can say.

Do you do small repairs, or only full roofs?

Both. A lot of larger companies quietly do not want repair work because the ticket is small.

We do it, and we would rather fix a valley for you now than sell you a roof you did not need. If it turns into a replacement in five years, we would like it to be us you call.
